The new 155,114-square-foot facility will be situated at 5670 South 32nd Street, just south of the airport and within one mile of the full diamond interchange at Interstate 10 and 32nd Street. This central location allows for rapid and convenient access to all major freeways servicing greater Phoenix. Canal Crossing can accommodate tenants from 35,000 square feet to a 155,114-square-foot full-building user and will be available for occupancy in February 2015.

Offering an efficient site plan and contemporary design, Canal Crossing Logistics Center will feature a rear-load configuration with 30’ clear height, 37 dock-high doors, two ground-level doors, 130’ all concrete truck court, 2,500 amp electrical service and an ESFR sprinkler system. Energy efficiency and operational cost savings will also be enhanced by the implementation of fifty (50) 4’ x 8’ skylights placed throughout the warehouse component of the facility.

“The groundbreaking of Canal Crossing Logistics Center is an exciting milestone for Conor Commercial Real Estate and our long-standing partner, Globe Corporation,” remarked Sean Cummings, Vice President of Conor Commercial Real Estate’s Phoenix office. “We are pleased to provide a contemporary, efficient and highly-functional industrial space near the Phoenix Sky Harbor International Airport and are confident that the strong underlying fundamentals that this infill submarket currently offers will provide numerous advantages for industrial users now and in the future.”

McShane Construction Company and Butler Design Group comprise the design/build construction team for this industrial project. Allen Lowe and Jeff Conrad of Lee & Associates Arizona represented the co-development venture in the land acquisition and will serve as exclusive marketing agents for the property.
