The venture will break ground in July 2014 for Canal Crossing Logistics Center, a new 155,114-square-foot speculative industrial facility, situated at 5670 South 32nd Street. Located just south of the airport and within one mile of the full diamond interchange at Interstate 10 and 32nd Street, this centrally located site allows for quick and convenient access to all major freeways servicing greater Phoenix. Canal Crossing can accommodate tenants from 35,000 square feet to a full-building user and will be available for occupancy in January 2015.

Canal Crossing Logistics Center offers an efficient site plan and contemporary design featuring a rear-load configuration with 30′ clear height, 37 dock-high doors, two ground-level doors, 130′ truck court, 2,500 amp electrical service, ESFR sprinkler system and a 1,000-square-foot office component that can be customized to-suit. Energy efficiency and operational cost savings will also be enhanced by the implementation of fifty 4′ x 8′ skylights placed throughout the warehouse component of the facility.

Allen Lowe and Jeff Conrad of Lee & Associates Arizona represented the co-development venture in the land acquisition and will serve as exclusive marketing agents for the property. Matt McDougall and Stein Koss, also of Lee & Associates Arizona, represented General Development Corporation, the seller of the land site.
