Joint venture partners Conor Commercial Real Estate, a member of The McShane Companies, and USAA Real Estate Company are pleased to announce that Tire Universe has executed a substantial long-term lease of 42,430 square feet at its Gateway Southwest Industrial Park development in Missouri City, Texas, a southwest suburb of Houston.
Located on a 36-acre parcel at the interchange of Beltway 8 and U.S. 90 Alternate, Gateway Southwest Industrial Park provides a contemporary and easily accessible central location for Tire Universe to expand its tire distribution business. The firm benefits from direct access to the greater Houston area via the Beltway 8, SH-69, Interstate 10 and the newly-opened Fort Bend Parkway Toll Road.
Gateway Southwest Industrial Park consists of two buildings as part of Phase I – Building 1 at 131,560 square feet with a front-load configuration and 28 total dock doors, and Building 2 offering a cross-dock design with 217,440 square feet and 66 dock doors. The firm will occupy approximately 33% of Building 1 at the development. Phase II of the park is being offered for build-to-suitopportunities accommodating up to 176,800 square feet.
Tire Universe’s new location will feature 42,430 square feet of fully-outfitted space incorporating a 1,400 square foot office component, nine dock doors and T-5 lighting. Building 1 also includes a 32′ clear height, 52′ x 40′ column spacing, 60′ speed bays and an ESFR sprinkler system together with a 130′ truck court and generous trailer and vehicle parking.
