AMS Build-to-Suit Completion

June 27, 2017

Brian Quigley, Executive Vice President of Conor Commercial Real Estate, a national real estate developer and member of The McShane Companies, is pleased to announce that the 145,200-square-foot build-to-suit for AMS Mechanical Systems, Inc. (AMS) has been delivered within the firm’s successful Union Pointe industrial business park.

AMS, a full-service mechanical contracting firm serving the chemical, food, process, manufacturing and power industries, joins corporate neighbors Edward Don & Company, a worldwide leader in the distribution of foodservice equipment and supplies; Orbus Exhibit & Display Group, a manufacturer and supplier of portable modular and custom modular, exhibit and display, products, graphics and solutions; and Kellogg Company currently located at Union Pointe.

Strategically situated on a 10.6-acre parcel at the northeast quadrant of I-355 and I-55 in south suburban Woodridge, Illinois, the new corporate headquarters and warehouse/manufacturing facility features a 31,000-square-foot, two-story corporate office component with an atrium lobby, open and private offices, conference rooms and an employee break room. The remainder of the building supports the firm’s sophisticated warehouse and manufacturing requirements with a 32′ clear height, five dock doors, seven drive-in doors and an ESFR sprinkler system.

“Union Pointe provided unmatched highway access, prominent visibility, customizable design/build construction solutions, and a pro-business environment that AMS was looking for with its relocation to Woodridge and expansion from its previous operation in Burr Ridge. I’m confident that the benefits of these immediate advantages will support the goals of AMS now and into the future,” remarked Amy Rzepka, Senior Development Manager at Conor Commercial Real Estate who led the development for the firm.

The facility was designed and constructed utilizing an attractive yet low maintenance precast concrete exterior enhanced by contemporary storefront windows and a steel canopy at the main entrance. It also accommodates parking for 14 trailers and 148 vehicles.

Quigley added, “It’s a pleasure to officially welcome AMS to Conor Commercial’s Union Pointe industrial business park. We are proud to provide an on-time completion and occupancy to our valued client in its new corporate headquarters that will serve as a showcase for this growing organization.”

McShane Construction Company and Ware Malcomb served as the design/build construction team for the build-to-suit headquarters. Chris Gary of NAI Hiffman represented AMS in the pre-sale agreement. Brian Carroll and Jim Cummings of Newmark Grubb Knight Frank represented Conor Commercial.
